Listing information — prices, availability, sizes, completion dates, images and floor plans — is supplied by developers and property owners and can change without notice. We present it in good faith but it is not an offer, a valuation, or legal, tax or investment advice. You should obtain independent legal and tax advice before committing to any purchase in Thailand, including on foreign-ownership quotas, leasehold structures and fund-transfer requirements.

For property introductions we are remunerated by the developer or seller. There is no fee to the buyer for introductions.

• 1-hour property consultation call — USD 100. A scheduled online call with a consultant covering ownership structures, purchase process, costs, areas and project selection. It is advisory and educational; it is not legal, tax or financial advice and does not guarantee any outcome.
• Private viewing service — booked by the day. Priced on request based on dates, area and itinerary. Includes hotel or residence pick-up within the agreed area, project viewings and accompaniment. Travel outside the agreed area, flights, accommodation and personal expenses are not included unless stated in writing.

A service is confirmed only once payment (or, for viewings, the agreed deposit) is received and we send a written confirmation with the date and time.

Service prices are stated in USD and charged in USD. Card payments are processed securely by Stripe; by paying you also accept Stripe's terms. We do not store card details. Your bank may apply currency conversion or foreign transaction fees that are outside our control. Property prices shown elsewhere on the site are indicative conversions of Thai Baht (THB) values — the transacting currency for any property purchase is THB and the developer's or seller's stated price prevails.

Prices for services include any applicable Thai VAT where we are registered to charge it; if VAT applies it will be shown on your receipt.

• Consultation call: full refund if you cancel or reschedule at least 24 hours before the scheduled start. Within 24 hours, or if you do not attend, the fee is non-refundable. If we cancel or fail to deliver the call, you receive a full refund or a rescheduled session, at your choice.
• Private viewings: full refund if cancelled at least 7 days before the first viewing day; 50% refund between 7 and 48 hours; no refund within 48 hours or for a no-show. If we cancel, or the itinerary cannot proceed for reasons attributable to us, you receive a full refund of unused days.
• Refunds are returned to the original payment method within 5–10 business days of approval.

To request a cancellation or refund, email contact@yauru.com with your booking reference. Nothing here limits statutory consumer rights you may have under Thai law or the law of your country of residence.

• Provide accurate contact and booking information.
• Attend scheduled calls and viewings on time; late arrival does not extend the session.
• Comply with developer and building rules during viewings, including photography restrictions.
• Do not use the site for unlawful purposes, scraping, or to republish our listings commercially.

Our services may not be used for money laundering, sanctions evasion, or the purchase of property with funds of unlawful origin. We may decline or cancel a booking and refund the payment where we reasonably suspect fraud, chargeback abuse, or a breach of applicable law.

To the extent permitted by law, our total liability arising from a paid service is limited to the amount you paid for that service. We are not liable for developer or seller conduct, project delays, construction quality, changes in law, currency movements, or investment performance. Nothing excludes liability for fraud, death or personal injury caused by negligence, or any liability that cannot lawfully be excluded.

Site content, guides, photography and written material are owned by Yauru or licensed to us. Downloadable guides are for your personal use; redistribution or resale is not permitted. Guide download links are single-use and expire after first download.

These terms are governed by the laws of the Kingdom of Thailand, and the Thai courts have jurisdiction over any dispute, without prejudice to mandatory consumer protections in your country of residence.
